Recommended Maintenance
In order to keep our homes running smoothly and keep everyone safe, we recommend the following maintenance for all units.

-
Have your dryer vent line cleaned once per year.
-
Change your AC filter regularly, usually every 3 months.
-
Call Piedmont Gas to check your fireplace before using it for the first time each year. They'll let you know if the gas lines need to be cleaned and even turn on your pilot light for you.
-
Keep an eye on your toilet - make sure it isn't constantly running.
-
Check your hot water heater for leaks and make sure the pipes aren't cracked.
TLDR: Rules and Regs
-
Be considerate and respectful of your neighbors; keep noise to a minimum, especially between the hours of 11pm and 6am.
-
Put your trash in the garbage. Not sure where the dumpsters are? See the map below!
-
Pick up after your pets. Did you know we have multiple doggie stations for your convenience?
Please note this is not a complete or exhaustive list and all homeowners should review the By-Laws, Declarations, and Rules and Regulations documents.

How-To Guides
We've compiled some handy guides to walk you through some common maintenance tasks.

What's the difference between a condo and an apartment?
A condo is a unit owned by an individual in a residential building. The individual is responsible for maintenance and upkeep within their own unit, and is required to have homeowners insurance. Often, condos are part of an HOA that sets rules and regulations. The HOA is typically responsible for communal areas (anything outside an individual unit).

An apartment is a unit in a residential building that is owned by a landlord who leases it to residents. The landlord is responsible for all concerns regarding the building - both interior and exterior.
What is the HOA responsible for?
The HOA is responsible for communal areas within our neighborhood. This includes, but is not limited to, things such as:
-
Landscaping
-
Communal Hallways
-
Roofs
-
Dumpsters and Recycling

Anything inside of a unit is the owner's responsibility.
